Baltimore County Rental Inspections

Baltimore County Maryland rental property owners are required to have home inspections completed by Licensed Maryland Home Inspector in conjunction with the registration of their property. Subsequent inspections must also be completed every two years.

Maryland Home Inspectors must be licensed through Maryland Department of Labor & Licensing and are also required to complete continuing education classes annually.  This includes inspections provided on Rental Property.  Is your Home Inspector licensed and up to date on their continuing education requirement?

What is done during a Baltimore County Rental Inspection?

Compliance with the Baltimore County Rental Registration program requires inspection of the following:

  • Carbon Monoxide Detectors FAQ
  • Smoke Detectors
  • Electrical System
  • Plumbing
  • Windows
  • Proper Ventilation of Combustion Appliances
  • Secondary Means of Escape from Sleeping Areas
  • No Safety Hazards

Upon completion of the inspection, the owner is provided with the Baltimore County Rental License Inspection Sheet. Time and date stamped, 8×10 photos of the front and back of the property including yard areas taken by the Licensed Home Inspector are also mailed within 48 hours of the completed inspection

Lead Inspections

As part of the Rental Registration process, a Lead Inspection must also be obtained if applicable to the subject property.  If the property was built before January 1, 1978 a Lead Inspection will be required. We are licensed by the Maryland Department of the Environment to conduct the Lead Inspection.  This is a separate inspection and not included as part of the Rental Inspection.   Please note that if the property is subject to Lead Inspections, this inspection must be performed at each rental turnover.
